For non-residents, the Spanish banks will typically lend up to 60% or a maximum of 70% of the valuation of the property (this is based on a valuation carried out by the bank and not the purchase price). 

The fees will be the same as the normal fees for purchasing a property (link here) and also in addition to these there will be the commission for the bank (typically 1 – 1.5%) and the Notary Fees and Registry Fees for the mortgage document.

So, in total the legal fees when purchasing a property with a mortgage will be in the region of 10% on top of the purchase price.
